Carpet & Tile Restoration in Pasco & Pinellas County

When carpet or tile floors become heavily soiled, matted, or affected by construction dust or flooding, professional restoration cleaning can often bring them back to life without the expense of replacing the flooring. Using professional equipment and proven cleaning methods, many floors that appear worn or damaged can often be restored and dramatically improved.
When moving into a new home or apartment, you may discover the flooring is older and more heavily soiled than expected. Carpets can contain years of spills, pet accidents, food stains, and heavy foot traffic, while tile and grout can become packed with dirt and buildup that normal mopping cannot remove. In some cases, past water leaks, smoke exposure, or minor flooding may have also affected the flooring.
Replacing carpet or tile can be expensive and disruptive, often requiring days of demolition and installation. In many cases, professional carpet and tile restoration can revive existing floors, dramatically improving their appearance in far less time and at a fraction of the cost of replacement.

There are situations where restoration is not possible, such as severe mold contamination, major sewage damage, or extensive fire damage that has compromised the flooring materials. However, many types of water damage and moderate contamination can often be successfully restored when addressed properly. If the damage is too extensive or poses a health concern, we will always recommend replacement and advise you accordingly. Your safety and well-being always come first.

Crushed and Matted Carpet Fibers
Our rotary wand, the Rotovac 360i, is a patented rotary jet extraction system designed to deliver an exceptionally deep clean. Unlike a traditional wand that simply glides across the surface, the Rotovac uses rotating vacuum heads that make hundreds of multi-directional cleaning passes. It injects heated water into the carpet fibers, agitates the surface to break up embedded soil, and extracts the moisture simultaneously.
This method has been trusted in the industry for over 40 years and is especially effective on heavily soiled carpet, high-traffic areas, Berber carpet, and fibers that are crushed or matted down. When carpet looks worn and lifeless, the Rotovac helps lift and restore flattened fibers — often bringing older carpet back to life and improving its overall appearance without replacement.

Tile & Grout Restoration

In some situations, traditional tile and grout cleaning is not enough to properly restore a floor. Tile and grout that has been affected by flood water, sewage backups, or heavy construction dust often requires a more advanced restoration process.
Flood water from storms or tidal surge can contain contaminants such as bacteria, microorganisms, salt, oils, sand, and other debris carried in from the Gulf of Mexico. Similarly, when a toilet or drain backs up and floods a tile floor, the water can contain harmful bacteria and organic waste. In these situations, simply cleaning the surface of the tile is not sufficient. The grout lines must be thoroughly treated and disinfected to properly address contamination.
When performing tile and grout restoration in these conditions, we begin by pretreating the floor with a professional-grade disinfectant and sanitizer designed for mold remediation and water damage restoration. This EPA-registered, quaternary ammonium chloride–based cleaner is a hospital-grade disinfectant that kills over 130 organisms, including viruses and bacteria, while also acting as a fungicide and deodorizer on both porous and non-porous surfaces. After pretreatment, the tile and grout are thoroughly cleaned and extracted. We then apply a post-treatment to allow the solution to absorb into the grout lines to help further disinfect and neutralize contaminants.
Another situation where restoration cleaning is required is when tile floors are affected by grout haze or heavy construction dust left behind after remodeling or new construction. In these cases, the grout and tile surfaces are mechanically scrubbed using a counter-rotating brush (CRB) machine to loosen embedded debris. A controlled mild acid wash is then used to safely remove grout haze and restore the natural appearance of the tile and grout.
When properly performed, tile and grout restoration can remove years of buildup, construction residue, and contamination, helping restore the appearance and cleanliness of the floor.

Carpet and tile floors don’t always need to be replaced when they begin to look worn, heavily soiled, or damaged by construction debris or water intrusion. In many cases, professional restoration cleaning can dramatically improve the appearance of your flooring, remove years of buildup, and help extend the life of both carpet and tile surfaces. Every situation is different, and we will always provide honest guidance on what can realistically be restored and when replacement may be the better option.
