Tile & Grout Sealing Services in Pasco, Pinellas & Hernando County

Your grout lines take the brunt of everyday use—absorbing dirt, spills, and moisture over time. Even after a professional cleaning, unsealed grout can quickly become dirty again.
Our professional grout sealing service is designed to protect your grout, keep it looking cleaner longer, and make routine maintenance easier.
Proudly voted Tampa Bay Times “Best of the Best,” Suds Up Carpet Cleaning is trusted by homeowners throughout Pasco, Pinellas, and Hernando County for tile & grout cleaning, carpet cleaning, and upholstery cleaning services.
Why Grout Needs to Be Sealed
Grout is naturally porous—meaning it absorbs liquids, dirt, and bacteria like a sponge.
Without proper sealing, this can lead to:
• Stains that are difficult to remove
• Odors trapped in grout lines
• Mold and mildew growth
• Premature wear and discoloration
Sealing your grout creates a protective barrier that helps prevent these issues and keeps your floors looking cleaner longer.

What Type of Sealer We Use
We only use a professional-grade solvent-based impregnating sealer.
This type of sealer:
• Penetrates deep into the grout lines
• Bonds within the pores of the grout
• Repels water, oils, and contaminants
Because solvent-based sealers have smaller particles, they are able to penetrate deeper into dense surfaces for longer-lasting protection.
What Is an Impregnating Sealer?
An impregnating sealer works from inside the grout, not on top of it.
👉 It does NOT leave a coating or film
👉 It does NOT change the look or feel of your floor
Instead, it fills the microscopic pores in the grout and creates an invisible barrier that helps prevent staining while still allowing the surface to breathe.
Why the Sealer Only Protects the Grout Lines
You may notice that when we apply the sealer, it goes across both the tile and grout surface—but it only bonds to the grout lines.
👉 That’s because grout is porous and absorbs the sealer
👉 Tile (especially ceramic or porcelain) is non-porous and does not absorb it
So while it may be applied across the surface, it only penetrates and protects where it’s needed most—the grout lines.
Why Sealing Makes a Big Difference
After your grout is sealed, you’ll notice:
• Grout stays cleaner longer
• Spills are less likely to stain
• Easier maintenance between cleanings
• Reduced moisture absorption
• Longer life of your grout
Sealing doesn’t make your grout “bulletproof”—but it significantly slows down how quickly it gets dirty again.
Important: Dry Time After Sealing
After your grout is sealed:
⏱️ The floor should not be walked on for at least 3 hours
This allows the sealer to properly set and bond within the grout for maximum effectiveness.
What You Can Expect
After grout sealing, most homeowners notice:
• Cleaner-looking grout lines that last longer
• Less frequent deep cleaning needed
• Improved overall appearance of the floor

Caring for Your Newly Sealed Grout Lines
Once your grout has been treated with a solvent-based sealer, the goal is to maintain that protective barrier without using harsh chemicals that could strip it away. For daily care, stick to pH-neutral cleaners or a simple mixture of warm water and a mild dish soap; avoid bleach, ammonia, or acidic cleaners like vinegar, as these can gradually degrade the sealer. To keep the surface looking sharp, use a microfiber mop or soft cloth to lift away dirt rather than a stiff brush that might abrade the grout lines. Periodically rinsing with clean water ensures no soapy residue is left behind to attract new soil, keeping your floors bright and protected for the long haul.

Frequently Asked Questions
How long does grout sealer last?

Most professional sealers last 1–3 years depending on traffic, cleaning habits, and exposure to moisture.
Will sealing change the color of my grout?

No—our impregnating sealer does not change the look or feel of your grout.
Does grout sealing make it waterproof?

It makes grout water-resistant, not waterproof. It helps prevent absorption but does not completely block all moisture.
Should grout be cleaned before sealing?

Yes—grout should always be professionally cleaned first so the sealer can properly bond to a clean surface.
How often should grout be sealed?

We typically recommend resealing every 1–3 years depending on use.
If you’ve invested in having your tile and grout professionally cleaned, sealing it is the best way to protect that investment and keep it looking great longer.
